January 2019 Greater Boston Real Estate Market Trends

Despite increased inventory levels and a decline in mortgage rates since last fall, sales of detached single-family homes and condominium fell by double-digit percentages during January in Greater Boston, according to data issued today from the Greater Boston Association of REALTORS® (GBAR).

The detached single-family home market saw sales decline from 794 homes sold in January 2018 to 707 homes last month. This reflects an 11 percent decrease, but still ranks as the tenth highest sales total on record for the month. In the condo market, sales experienced a similar drop in sales volume of 12.4 percent last month, falling from 620 condos sold in January 2018 to 543 sold last month, making it the eighth highest sales total for condos in the month. On a month-to-month basis, sales declined even more significantly, mostly due to seasonal factors, sliding 27 percent from December’s sales volume in each market.

  • Active Listings UP +9.3% to 1,889
  • Listings added to the market UP +37.3% over last year (1,072 from 781 in 2017)

January 2017 Greater Boston Real Estate Market Trends

The Greater Boston housing market saw steady sales and healthy price appreciation along with a continued shortage of supply of homes for sale in January 2017. The condo market sales increased a modest 1 percent last month from 604 condos sold in January 2016 to 610 sold last month. This is the second consecutive month that condo sales have softened slightly, however this total was comfortably above the monthly average of 530 sold condos.The detached single-family home market saw a slight decline in sales in January as 828 homes were sold last month compared to January monthly record-high of 843 last year. This is a 1.8 percent drop; however the 828 homes sold is the second highest total for the month on record. It is the second consecutive month that sales have dropped slightly on a monthly basis.

  • Active Listings DOWN -36.9% to 1,749
  • Listings added to the market DOWN -2.0% over last year (909 from 928 in 2016)

November 2016 Greater Boston Real Estate Market Trends

The story has remained consistent as concerns residential real estate. In year-over-year comparisons, the number of homes for sale has been fewer in most communities. Meanwhile, homes are selling in fewer days and for higher prices. This hasn’t always been the case, but it has occurred with enough regularity and for enough time to make it a trend for the entirety of 2016.

Condominium
  • November condo sales UP +7.2%
  • Median prices UP +10.2% ($496,500)
  • Condo inventory DOWN -27.4% to 1,318
  • Listings added to the market DOWN -2.6% over last year (740 from 760 in 2015)
Single-Family
  • November single-family home sales UP +16.8%
  • Median prices UP +1.5% ($524,500)
  • Single-family inventory DOWN -30.4% to 2,190
  • Listings added to the market DOWN -4.0% over last year (842 from 877 in 2015)
Multi-Family
  • November multi-family home sales UP +25.2%
  • Median prices UP +10.4% ($607,000)
  • Multi-family inventory DOWN -56.5% over last year (238 from 547 in 2015)
  • Listings added to market DOWN -12.6% over last year (181 from 207 in 2015)
